The Hong Kong market is starting to recover from the financial downturn and prices are likely to stabilise this year. New developments continue to rise and become available on the island and the peninsula, and this first-hand market continues to be active. A higher percentage of these same sales are investment properties, but developers still see that buyers are frequently purchasing their personal use. More so, the second-hand market has been dynamic this year and newly renovated flats have high chances of being sold at the right price.

For the leasing market, the high-end rental market tenancy is dropping and we can see spaces being left vacant for months. Accordingly, some landlords are considering dropping their prices to welcome new tenants but others are waiting to see how the summer warms up. The larger companies are not offering the packages they used to; families relocating to Hong Kong have tighter options within the middle-range market. Although the New Territories, Discovery Bay and outer-lying islands are seeing a larger increase in demand, the asking prices are no longer as low as they once were.
